The Coach House is a Grade II listed building of considerable architectural and historical interest, located along the scenic Kent coast at Ramsgate. The property forms part of the larger East Court complex, which has a rich history dating back to the 19th century, and is situated in an area that reflects the town’s heritage and cultural significance.
The property boasts Victorian architectural elements with Arts & Crafts influences, which are characteristic of many buildings in the local vicinity. These design features, including traditional brickwork, ornate detailing, and large sash windows, add to the property's charm and historical value.
The building is currently configured as a first-floor flat, comprising two reception rooms, a kitchen, a bedroom, and a bathroom. This is located above a double garage with adjoining store rooms, a kitchen, and three external WCs. Externally, East Court Annexe is accessed via a block-paved driveway.

Our surveying services were engaged to support proposals for remodelling and refurbishment to create a family home. To ensure the highest level of accuracy for this historic property, we conducted a detailed measured survey using advanced 3D laser scanning technology. This allowed us to capture precise measurements of the existing structure, producing highly accurate digital models that the architectural team could work with to design the new extension. This technology ensures that every detail, no matter how small, is accounted for, which is crucial for a property within a conservation area.

Additionally, we carried out a topographical survey of the site, using specialist equipment to map the land’s natural and man-made features. This survey provided vital data on the site’s contours, boundaries, and features such as trees, outbuildings, and pathways, helping the architectural team design an extension that integrates harmoniously with the landscape.

- Detailed Floor Plans: These diagrams illustrated the existing layout of the building as well as proposed modifications for the extension.
- Sections: Vertical cross-sections of the building were produced to visually communicate the relationship between the new and existing elements of the existing building.
- 2D CAD Drawings: Precise technical drawings that represent the building and site, which were essential for the planning application and subsequent construction phases.
- Topographical Survey: A comprehensive survey mapping the site’s natural and man-made features, including trees, boundaries, and pathways, essential for site integration and landscape planning.
- Elevations: Detailed drawings showing the exterior views of the building, including proposed alterations, allowing for a clear understanding of the building's visual impact.

These deliverables provided the architectural team with the essential data needed to design the extension and navigate the planning process with accuracy and efficiency.
